Subdivision Development

Subdivision earthworks involve more than individual pads: roads, drainage, lot levels and services must connect across the development. Local grading changes can affect neighbouring lots.

Receiving operation and checks

Hand each zone to the next contractor with its verification record. Compare finished lot edges with roads, drainage and adjacent lots.

Golf Course Earthworks

Golf-course earthworks form designed contours and feature-specific surfaces. Smoothing away a deliberate mound or swale can defeat the course design.

Before moving material

Set out the intended feature and identify rootzone and drainage layers.

Receiving operation and checks

Complete the relevant drainage and turf preparation operations. Compare the finished shape with the feature design rather than a generic plane.

Greens, tees, fairways and paths need different acceptance criteria.

From Rough Grade to Fine Grade

Rough grading establishes the broad shape; fine grading corrects the remaining smaller deviations. Trying to finish while bulk quantities are still wrong can waste passes and disturb completed areas. The changeover should occur when levels are close enough, materials are suitable and the receiving surface is ready for controlled trimming.

Complete major excavation and isolate unsuitable ground.

Receiving operation and checks

Protect the finished area from uncontrolled traffic and schedule the next layer. Check local levels and continuity through joins, not only the average elevation.

Fine grading cannot rescue a weak formation hidden beneath a neat finish.
